Job Descriptions
Monitors building system operations and performance by overseeing the maintenance and continuous operation of all building systems including: fire/life safety, building automation systems, mechanical (HVAC, chiller, boilers, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature control system, critical environments, light construction (painting, doors, locks), digital systems ( fire alarms, duress, card access), and Audio/Visual services;
Assist management team in the annual budget preparation for assigned building operations
Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety;
Leads operations, assigns work order, and/or provides technical and procedural training of coworkers and subcontractors. Analyze operations and adjust as necessary. Arranges for subcontractors as needed;
Consults with client/tenants to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience;
Assist in formulating and implementing preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. Monitors budding systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieve environmental conditions prescribed by client;
Oversees and inspects the work performed by engineering staff;
Determines that work is complete, equipment is fully functional and clients space is in good working condition;
Respond quickly to emergency situations, summoning additional assistance as needed;
Oversees, manages and coordinates all construction in and around buildings;
Provides formal supervision to individual employees within single functional or operational area;
Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies;
Responsible for setting work unit and/or project deadlines.
Job Qualifications
Bachelor's Degree (BA/BS) in Engineering course from an accredited college is preferred
7+ years of progressive professional experience in senior level Engineering role is preferred;
A combination of experience in Building Owners & Managers Association (BOMA) certification such as SMA, FMA, and/or RPA, are interchangeable for a BA/BS Degree;
State/Local certifications or Licenses for commercial engineers are required;
Certification preferred in HVAC/Refrigeration, Electrical, Mechanical, Process Controls, Mechanical Power Transmissions, and Plumbing;
