We are looking for a Property Engineer who is in-charge of monitoring of building preventive maintenance, up keeping and implementation of project and service requests. Responsible for monitoring the work of Property and Building Technicians while monitoring compliance of the properties.
Responsibilities:
PROJECT TURN OVER - Facilitate project turn-over from the developer, Common Area, Residential Units, Coordinate back job works
PROJECT IMPLEMENTATION
CAPEX - Make initiative and coordinate with the Property Admin/ Manager to propose property improvement. Review approved CAPEX and implement them on time within the quality standard and cost.
PURCHASE REQUISITION FORM - Assign to evaluate CAPEX related to construction by making sure quantity and quality of quotation are according to standard prior to endorsement
BILL EVALUATION - shall monitor and evaluate work of contractor prior to endorsement of billing. Monitor and carry out quality inspections on jobs (contractor & supplier)
ASSET MONITORING - Maintains and monitors all facility assets in the property including inventory, material recovery and material tools management. Establish, compile, and periodically update records for analysis and building`s historical reference purposes through maintaining asset folio and gdrive folders. Facilitates preventive maintenance program on all property assets as scheduled in accordance with the 52 weeks cycle. Create necessary forms to be used for maintenance or use standard forms set by the company. Assign to implement and monitor progress to make sure all equipment is working and in good condition. Properly maintain all back of the house facility and proactively suggest preventive maintenance activity for all equipment.
SERVICE REQUEST - Conduct daily meetings with technicians for scheduled service requests and daily maintenance of common areas and/or minor repair in private units. Coordinate with residents on all technical aspects necessary for maintenance, inspect units for repair and guide the technicians on work necessary. Prepare the work schedule for the service request and endorse service request billing to accounting which should include work schedule, materials required and payment to be made by residents. Organized, monitored and checked the end day accomplishment of all technicians.
COMPLIANCE - In-charge of all government facility compliance and reporting for the government. In-charge and custodian of all architectural and engineering files of the property and should properly check, approve, monitor and keep documents on all repairs done and renovation inside the unit. Diligently upload all details on g-drive and properly file them on proper filling. Update the building CADD file shall there be any unit or areas for renovation. Signs & certify building compliance requirements and other necessary government certificates required for equipment. Should monitor all work permits given to in house service providers, contractors or other contractors.
CRISIS MANAGEMENT - Provide critical thinking and provide direction in times of crisis situations. Mainly responds to all properties in need. Follow procedure and coordinate with BOT for resolution.
Qualification:
With Bachelor's Degree in Engineering (Mechanical/Electrical); licensed Engineer is preferred
Minimum of 3 years' experience as a Property Engineer with the same or related position. Experience in residential/building property management is preferred.
With valid DENR & LLDA PCO Certificate
Has strong focus on facility management and government compliance
Can handle, monitor and upkeep of more than 5 properties
Has a thorough understanding of HVAC, Electrical, FDAS and other mechanical equipment
Excellent analytical and problem solving skills
Effective and strong technical skills
Organizational skills and good time management
