Functional Description:
Assists with maintaining daily operations of the physical facility. Supports maintenance mechanics and facilities staff by performing "handyman" maintenance duties such as furniture moves, simple electrical projects, spot painting and/or cleaning, light construction and/or exterior cleanup. Works with outside contractors on building and equipment repairs. Operates site equipment as needed, using hand and power tools as necessary. May perform other activities such as audio-visual (AV) set up for meetings or conferences, inter-office mail deliveries, wastepaper recycling, and stocking of employee break areas. May maintain documentation such as power diagrams, network diagram, space usage, etc. and also assist with the editing of media materials, such as tapes. May provide support to vendors/contractors such as security force, cafeteria, media relations. May assist in hosting corporate visitors/dignitaries.

Essential Duties and Responsibilities:
· Maintain and perform timely corrective and preventative maintenance on facility equipment and systems (e.g. air conditioning, heating and ventilation, electrical, fire protection, detection and alarms, security, emergency, etc.) to keep these systems up to applicable standards
· Conduct regular inspections of all facilities assets, machinery and equipment operating data, including collecting, recording, organizing and proper documentation
· Assists manager in monitoring and managing expenses within departmental budget.
· Ensure all operations contracts are in place and up-to-date.
· Participate in commissioning and validation activities.
· Coordination with contractors and vendors, including Building Management, to ensure smooth operations
· Evaluate and review invoice submissions of contractors and vendors, in line with contracts in place, and prepare recommendation for approval.
· Help ensure that all building and maintenance policies, procedures, SOP's, codes, regulations, etc. are followed and enforced.
· Performs and/or completes all employee service requests accurately and expediently.
· Actively participates in emergency response procedures, technical and safety training programs.
· Be able to evaluate building systems to improve performance to operate efficiently.
· Participate in continuous improvement efforts.
· Responsible for maintaining effective working relationships with subordinates, staff, and outside contractors and vendors.
· Monitors the quality of maintenance work performed by outside contractors.
· Periodically acts as the on-call engineer for the portfolio of office buildings.
· Act as a Project Manager for Facility, Utility and Equipment upgrades.
· Willing to work evenings, holidays, and weekends.
· Perform all work using the proper safety equipment and in a safe manner.
· Assist in ensuring all statutory requirements are met and up-to-date
· Other duties as assigned.
Scope:
· Receives general oversight and guidance on approaches to compete project related tasks.
· Works on problems of moderate scope where analysis of situations or data requires a review of a variety of factors.
· Develops solutions to a variety of problems.
· Builds productive internal/external working relationships.
Judgement:
· Normally receives little instruction on daily work, general instructions on newly introduced assignments.
· Nature of decisions demands consistent accuracy as errors may cause some serious delay, waste of materials or loss of time due to rework or checking revised output.
Experience and Education:
· Bachelor's Degree in Engineering
· Minimum of 2-5 years of Facilities-related experience
· Good interpersonal and a positive team attitude
· Familiarity with computers and operations and office automation applications, including Microsoft Office
· Strong customer service orientation
· Excellent verbal and written communication skills
Workplace Type:
