ADMINISTRATIVE
1. Personnel requirements:
a. Shift Engineers must be a graduate of Bachelor of Science in Mechanical or Electrical Engineering and preferably with PRC license should be assigned to supervise all operations and maintenance activities.
b. All personnel should submit a personal profile with technical certification and government related clearances.
c. All engineers, technician lead should pass the FM-MMG trade test and interviews prior lo deployment.
d. Service Provider should be able to provide additional multi-skilled technical manpower during emergencies with a turn-around time of 24 hours after the service call from FM-MMG.
2. Emergency Calls
a. Ensure that at least 1 Shift Engineer, 2 skilled AC technicians and 1 skilled electrician, all certified will be on-site during mall operations to address any retail partner or common area related emergencies.
b. Ensure that all services rendered are well documented and acknowledged by authorized personnel both from the retail partner and mall technical team.
c. Provide all personnel with proper communication tools/equipment to ensure all emergency calls are responded to within a maximum turnaround lime of 15 minutes after the call.
d. Ensure that all reports are properly organized per discipline and concise. The report should be discussed by the Shift Engineers of the Service Provider to the FM Engineer on-site during their weekly meeting.
3. Preventative Maintenance Program
a. Ensure to comply with FM-MMG Preventative Maintenance directives.
b. Submit an actual report on the 52 week Planned Preventive Maintenance to the FM Engineer on-site on what has been done per planned schedule.
c. Assist and supervise in preventive, corrective and reactive maintenance activities performed by other third-party providers.
d. Conduct and submit technical findings with corresponding report of all critical equipment such as the HVAC System, Gensets, Powerhouse, Pumps, Elevators & escalators, etc. on a monthly basis to be discussed with FM Engineer on-site and Chief Engineer-FM.
4. Reporting System
a. All Shift Engineers must conduct a daily toolbox meeting with their respective
b. Regularly attend the Daily Coordination Meeting conducted by FM Engineer on-site.
c. Submit required monthly, quarterly and annual reports including but not limited to the following;
• Enercon Report
• Daily or Weekly Accomplishment Report
• Retail Partner Service Call summary
• 52-week PPM implementation tracking
d. Conduct Retail Partners' Utility Meter (Electricity, Water and LPG where applicable) and submit the readings to the designated Mall Officer every 5 th to 6 th day of the month.
