Basic Qualifications:
• BS in Civil Engineering or Architecture graduates, preferably with a license.
• Proficient in MS Office Applications.
• With good interpersonal communication skills, both oral and written.
• At least 10 years of experience as Sr. Project Manager for High-Rise Building.
• Exposure to building construction and hotel projects.
• Good at leadership and coordination with the project team.
The Sr. Project Manager will be responsible for the following:
1. Responsible for the total execution of the contract between the contractor/supplier and the customer.
2. To assist/ to prepare preliminary project schedule for all activities from design through completion, for approval of the customer.
3. To represent the organization by attending meetings and conferences regarding Project Management, together with architects, customers, consultants, and contractors. These meetings include discussion of construction progress, problem-solving, coordination, monitoring of safety and security measures, etc. He shall also be responsible for taking the minutes of these meetings and distributing the minutes to attendees and others involved in the project.
4. Prepares Master Schedule for the project in the form of PERT/ CPM and or bar charts, including milestones and ordering time for long-lead materials and equipment.
5. Assists in pre-qualifying contractors and suppliers.
6. Assists the customer in obtaining environmental permits for the project, as approved by the Project Implementation Director.
7. Assists or does value engineering.
8. Preside Pre-bid Conferences on behalf of the organization and acquire sufficient copies of drawings and specifications for bidding.
9. Assists designers with technical evaluation of bids, and may recommend changes to the design, giving the benefits in relation to use and time.
10. Assists in the Bidding procedures/negotiations.
11. Set-ups project tools, requirements, and reporting systems. He will also be responsible for setting up lines of authority and communication.
12. Held meeting with an awarded contractor for pre-mobilization meeting.
13. Monitor the works/ progress of various contractors, both off and on-site, to include factory visits. He shall conduct joint inspections of the project's progress together with architects, designers, consultants, and customers.
14. To evaluate project schedules, prepare schedule summary and reports any deviation from the schedule, and recommend measures of recovery.
15. Review and evaluation of monthly progress billings as well as change orders in coordination with the Project QS and the Construction Manager.
16. Assists designers with a resolution of R.F.I. (Request for Information) and conflicts between drawings and/or specifications.
17. Should ensure that contractors will submit draft O & M (Operations & Maintenance) Manual for approval. Final O & M Manuals should be submitted at the completion of the project.
18. Review defects list and suggest alternative action plans in fixing/ amending these defects. Once the plan to correct the defect has been identified, he also assists in ensuring that plan will be carried out successfully to ensure the rectification of the defect.
19. Assists/ prepares the final project report that will be submitted to the customer.
20. Any other work, projects, or tasks as directed by the PM/CM Manager.
