DUTIES & RESPONSIBILITIES
Leadership - Core of the Site Team
Overall responsible for the management and operations of Plumera Mactan and Plumera Square including the supervision of the PMT and service contractors.
Responsible for the delivery of annual performance targets of the property.
Oversee and or take appropriate measures to ensure 100% visibility of on-site Property Management Team (PMT).
Project Execution and Delivery
Review the Deed of Restriction (DOR), Guidelines, Operation Manuals, Policies, and Procedures for recommendation on additional provisions or revisions as applicable on the property and ensure strict implementation.
Familiarize the Master Deed, Restrictions & By-Laws, and Articles of Incorporation of the assigned property.
Lead in the unit acceptance and turnover to buyers.
Engineering and Technical Services
Monitor and control the cost of operating and maintaining equipment and treatment programs including finding ways to improve tools/equipment performance, utilization, and manpower productivity.
Strictly implement monitoring and preventive maintenance of the property facilities and equipment to avoid breakdowns and unnecessary repairs or replacements.
Client and Tenant Relations
Meet with unit owners during unit acceptance and turnover, tenant orientation on Condominium Guidelines, House Rules and Regulations, and Fit-out Guidelines.
Establish and maintain strong relations with tenants, unit owners, the Board of Directors, and representatives.
Anticipate and address issues and concerns
Job Qualification
Bachelor's Graduate of Engineering, Architecture, or equivalent
3 - 5 years of related work experience in Property Management, Facilities or Real Estate
Excellent communication skills; Strong background in customer service
