OPERATIONS MANAGER PROPERTY MANAGEMENT
 
Job Summary:
 
The Operations Manager is responsible for overseeing the daily operations and maintenance of the condominium property, ensuring a safe, clean, and well-managed environment for all residents. This role supervises facility management, coordinates with service providers, manages administrative functions, and ensures compliance with condominium policies and local regulations.
 
Key Responsibilities:
Oversee building operations including security, housekeeping, engineering, and maintenance services.
Ensure compliance with condominium by-laws, safety standards, and government regulations.
Manage and monitor service contracts, vendor performance, and utility consumption.
Address resident concerns and coordinate resolutions to maintain high satisfaction.
Supervise administrative functions including permits, reports, and documentation.
Prepare and manage operational budgets, monitor expenditures, and recommend cost-saving measures.
Lead and develop operations team to ensure quality service delivery.
Qualifications:
Bachelor's degree in Real-Estate Management, Business Administration, Engineering, Architecture or related field.
At least 3-5 years of experience in condominium or residential property management.
Strong leadership, communication, and problem-solving skills.
Knowledgeable in government compliances such as fire safety inspections, occupancy permits, HLURB/ DHSUD regulations, BIR requirements for association dues, DOLE and SSS compliance for personnel, and local government ordinances.
Familiarity with building systems, condominium laws, and property management best practices.
