As an Operations Manager (Leasing), you will be responsible for handling the following:
Scope of work:
1. Provides lease administration and management of all accounts in the mall
2. Supports the pro-active lease sales and marketing of the malls in terms of merchant mix/plan and maximizing occupancy in his/her mall assignment
3. Ensures all Leasing-related policies, programs, projects, and processes are effective, efficient, and aligned with the established policies, targets, local, mandatory/statutory standards as well as overall business objectives of Ayala Malls.
4. Assists the Operations Manager or General Manager in communicating and aligning the strategic direction and objectives of the Operations Department in his/her specific mall assignment.
5. Assists in the day-to-day management and administration of operations related functions and processes his/her specific mall building assignment
6. Assists in the daily mall inspections (opening, mid-shift, and closing) to ensure the compliance of merchants, customers, and sub-units in the established mall operating systems and procedures.
7. Assists in the implementation of cost savings initiatives and sustainability projects in his/her specific mall building assignment to reduce Direct Operating Expenses (DOEs).
8. Assists in the documentation and analysis of statistical data and reports to identify causes of operations-related problems and develops sound recommendations for improvement of policies and processes.
9. Assists in the identification, documentation, and communication to Management of any Health & Safety risk related to the Mall building that may affect employees, merchants, contractors, mall patrons & the general public.
10. Assists in the implementation of maintaining high-quality property standards through daily checks and periodic preventive maintenance (i.e. cleanliness, AC level, lighting, assets & equipment) and security control for mall premises incl. parking, service areas, toilets, and other common areas.
11. Assists in the effective handling of all conflicts and dispute situations amongst merchants, customers, mall visitors with help of security, in a smooth manner avoiding any disruption to mall operations.
12. Prepares and submits the following Reports:
13. Summary of Daily Operations Inspection and Monitoring
14. Summary of Cost Savings initiatives and projects
15. KRA setting and monitoring for Operations Staff
16. Performs other management mandated functions.
Qualifications:
• Graduate of Bachelor's degree in BS Marketing, BS Business Administration or any equivalent course
• Minimum of 4 years of work experience in Sales, Marketing, Mall Management or Retail Management
• With effective collaboration skills and strategy development with peers and stakeholders
• Demonstrated ability to communicate and interact with leadership and customers at the strategic and tactical level
• Ability to cope, manage and handle multiple and simultaneous (volume) leasing/sales projects of the mall
• Ability to develop strategic and innovative marketing solutions to the commercial advantage of the Company
• Strong communication, organization, critical thinking abilities, presentation skills, and project management skills.
• Exceptional proficiency in the use of MS Office applications specifically MS Word, Powerpoint, MS Excel, and MS Visio as well as other specialized software like SAP, CADD, and others
• Willing to work on weekends, and holidays
