DUTIES AND RESPONSIBILITIES
1. Perform cleaning activities and minor fixes such as but not limited to repairing broken locks, filling gaps on walls, doors, door locks and closets, installs window blinds etc.
2. Check control panels and electrical wiring to identify issues.
3. Install appliances and equipment.
4. Conduct maintenance tasks such as but not limited to replacing light bulbs.
5. Inspect and troubleshoot equipment and systems (e.g. ventilation).
6. Check functionality of safety systems (e.g. fire alarm).
7. Collaborate with workers and other professionals during renovations.
8. Report to a Property Administrator or Maintenance Manager for issues.
9. Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.
10. Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
11. Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed.
12. Responds to emergency maintenance requests as required.
13. Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
14. Performs outside custodial duties as required.
15. May obtain estimates for supplies, repair parts; orders parts as needed.
