1. Deliver necessary designs for ALP development projects whether through in- house design or design management
A. For in- house planning and design:
a. Deliver quality designs that satisfies the parameters of the project and addresses the specific market being targeted
b. Responsible for idea generation, innovation and creativity in coming up with new concepts and products that are sensitive to the specific needs of the target buyers
c. Produce, generate and test design concepts, alternatives, prototypes and schemes that address the business parameters for the project including site plans, architectural concepts, amenity plans, landscape plans, etc.
d. Assist in the preparation, finalization and interpretation of the necessary deed restrictions, design standards and guidelines, pattern books, master deed and all other design documents necessary for the implementation of the design intent.
e. Assist in securing approval for all designs from the SBU and senior management
B. For Design Management
a. Identify, source and tap the necessary external expertise needed by the project during various stages of the design cycle.
b. Delineate the design scope and prepare the necessary Terms of Reference for the project, solicits proposals, negotiates and awards in behalf of the SBU
c. Review screening and endorsement of the designs coming from various disciplines from early conceptual stages through implementation
d. Interface between the consulting architect and the project proponent/ SBU
e. Perform administrative functions with respect to the accounts of the external consultants including the review, monitoring and endorsement of all invoices and payments
2. Inspect project during implementation to ensure compliance with specifications, quality and conformance to budget
a. Provide aesthetic advise on the qualitative and visual aspects of the design based on the thorough familiarity with the aesthetic and quality standards of the particular market being served
b. Ensure the timely delivery of all design output.
c. Coordinate with the consultant team, the rest of the project team and the project proponents on the overall progress of the design work
Ensure that designs are within the budget requirements as agreed with the Proponent
Strong analytical and planning skills;
Good communication and presentation skills;
Excellent problem-solving skills;
Must have Skills relevant to: site analysis, broad design and planning
Familiarity with laws pertinent to Architecture, Planning and Development
Good presentation skills
Able to lead and coordinate with a variety of teams, support groups and external contacts
