The Financial Analyst will be responsible for preparing, managing, and analyzing financial models to support feasibility studies, investment decisions, and strategic planning for the company's real estate development projects. The role requires strong financial modeling skills, understanding of real estate development cycles, and the ability to translate market and technical inputs into actionable financial insights.
Key Responsibilities
1. Financial Modeling & Project Simulation
o Develop detailed, dynamic financial models covering land acquisition, development costs, construction cash flows, financing structures, sales/lease absorption schedules, and project returns.
o Perform project feasibility studies and scenario simulations (best case, base case, worst case).
o Model various financing structures (debt, equity, JV, pre-selling, project financing) and analyze impacts on project IRR, NPV, ROI, and cash flow timelines.
o Maintain and update project financial databases and standard model templates.
2. Market & Project Data Analysis
o Gather, analyze, and incorporate market data (selling prices, rental rates, absorption rates, cost benchmarks) into financial simulations.
o Coordinate with Project Planning, Engineering, Sales & Marketing, and external consultants to obtain technical and cost data for model inputs.
o Monitor macroeconomic trends (interest rates, construction inflation, lending terms) and assess their impact on project viability.
3. Investment Evaluation & Reporting
o Prepare investment evaluation reports summarizing project feasibility, risks, sensitivities, and recommendations.
o Present financial findings to senior management, Investment Committee, and JV partners.
o Assist in the preparation of board papers, pitch decks, and financing proposals.
o Support due diligence for land acquisitions or potential JV opportunities.
4. Budgeting, Forecasting & Financial Monitoring
o Assist in annual budgeting and project financial forecasts.
o Track actual project costs vs. budget and update financial models accordingly.
o Support development of early-level budgets for conceptual or pipeline projects.
5. Cross-Functional Coordination
o Work closely with Project Development, Engineering, Procurement, Legal, and Sales teams to ensure model assumptions align with current project plans.
o Collaborate with external consultants (appraisers, market research firms, financial advisors) as needed.
Qualifications
o Bachelor's degree in finance, Economics, Accounting, or related field; MBA or CFA is an advantage.
o 2-5 years of experience in financial modeling, investment analysis, or project feasibility-preferably in real estate development, property consulting, private equity, or banking.
o Strong proficiency in Excel (complex formulas, sensitivity tables, macros are a plus) and financial modeling best practices.
o Understanding of real estate development stages, construction cost structures, project financing, and revenue forecasting.
o Strong analytical, quantitative, and problem-solving skills.
o Excellent communication and presentation skills.
o Ability to work collaboratively across departments and manage multiple deadlines.
