A. Property Management
Assists Property Manager on overseeing all property operation
Coordinates and directly reports to the Property Manager.
Acts as a team leader in the absence of the Property Manager.
Approves delivery and pull out of merchant/contractor items in accordance with the house rules and property guidelines
Permits/approves work requested by merchants and contractors also in accordance with the house rules and property guidelines.
Responsible for the good maintenance, security, and proper operation of the building
Orient merchant employees and service providers with the house rules and regulations of the building.
Ensures that all unit owners/tenants and service providers complies with the house rules and regulations, guidelines and policies imposed by the company
Conducts regular coordination meetings with the service providers for discussion of all property concerns and milestones.
Responds to merchants' emergency calls and reports malfunctions of utility systems, i.e. electrical, mechanical systems, and other building services
Assists Marketing department on property's marketing events.
Maintains cordial and friendly relations with mall customers and merchants and ensures that their complaints are acted upon expeditiously.
Assists Property Manager with the company's implementation of Energy Conservation
Prepares Monthly Electrical, Water and LPG Gas consumption of the property and merchants, and submit these to Finance department for final billing.
B. Equipment Maintenance
Responsible in the overall supervision of building/facility maintenance, rehabilitation, upgrading, renovations and repairs.
Shall oversee building and facility operations and maintenance systems which include periodic audit/inspection of facilities and equipment and preventive maintenance.
Responsible for the supervision of all technical support staff to ensure efficiency in the operation. Is also responsible for their regular evaluation on overall performance.
Assist the Manager in managing and monitoring all critical equipment in regards to preventive and corrective maintenance schedules including contractor management
Assist the Manager in maintaining and repair all site/facility defects, modifications and revisions for the entire facility and structural aspects to meet all office requirement.
Responsible for the proper handling, safeguarding, monitoring and effective use of building equipment and technical facilities.
C. Merchants Development
Check/Inspects completion of utility provisions prior to Turnover of leased area
Conducts Technical Briefing to merchant's owner/contractor prior to construction of leased area.
Evaluates and Approves Electrical, Fire Protection, and Architectural plans submitted by the merchants in accordance with the Property's Construction Guidelines
Conducts regular safety inspection on constructing merchants in order to monitor conformity with the Property Guidelines.
Witness/assist testing of all merchant's electrical, mechanical and architectural system. (e.g. megger test, functionality test, waterproofing, etc.)
Conducts Punch listing & Final inspection of leased area prior to operation.
JOB QUALIFICATIONS:
The candidate must be a graduate of bachelor's degree in Electrical Engineering or Mechanical Engineering
Must be Registered Electrical Engineer or Mechanical Engineer
At least 4-year experience in Property/Building Management
With knowledge on equipment maintenance, construction and project management
With good interpersonal and customer relation skills
Can work independently or as part of a team
Proficiency in MS Office
Above average communication skills
Amenable working in Metro Manila (Makati City and Manila)
