Description
Basic Qualifications:
• BS in Civil Engineering or Architecture graduates, preferably with a license.
• Proficient in MS Office Applications.
• With good interpersonal communication skills, both oral and written.
• At least 5 years of as Construction Manager or QA/QC Head for High-Rise Building.
• Exposure to building construction and hotel projects.
• Good at leadership and coordination with the project team.
The Construction Manager will be responsible for the following:
• Attend regular meetings with project managers, consultants, and contractors to discuss/resolve technical issues. Prepare minutes of meetings and ensure distribution to all attendees.
• Responsible for the execution of the contracts of various contractors and suppliers. Ensure that copy of contracts is in place at the project site office.
• Maintain full-time competent staff on-site to coordinate the works and provide proper direction to all staff as well as the contractors and suppliers.
• Secure shop drawings, material submittal, and request for information from contractors and suppliers for review by the consultants. Ensure that all submittals are approved at the early stage of the project.
• Monitor milestone events previously established and update schedule. Coordinates with the contractor for a recovery plan in case of a delay.
• Prepare regular project reports and ensure timely submission.
• To monitor the ordering of long-lead materials and equipment necessary for the construction of the project. He ensures that the item will be delivered as scheduled.
• To mark-up the drawings of the progress of their works (as-built drawings) and submit the same to the Project Manager. This will help monitor the progress of the construction.
• To review the defects list submitted and make sure that the action plans in fixing/amending these defects are carried out successfully in given timelines so it would not affect the turnover of the project.
• To make sure that all administrative functions/rules required by the management are taken care of.
• Follow-up and document owner's instructions and disseminates the status/information to the Immediate Superior or Senior Project Manager and other Site Staff.
