As the Commercial and Cost Control Manager, you are entrusted to deliver;
In General:
Deliver cost/commercial support to the Office Services Team (Tenant Representation and Landlord Representation) on Capex-related scopes or in conjunction with the test fits & concepts provided by the Workplace Architect, HoD and OS Directors, Managers.
Attend project meetings, inspections, pre-bid meeting and other business-related meetings when needed.
Work together with the Project Managers / Senior Project Manager and HoD on cost-related matters in Business Development and Project Operations.
Secure that the financial scopes are aligned with the Contracts.
Guarantee the implementation of Change Request process with Sub Contractors and Vendors in our Design and Build Contracts.
Cost Capex Studies related to BD ** Elemental Cost, Cost Plan Level 1 o Spearhead data gathering of prevailing Unit Rates (Materials and Labor)
Cost Plan Level 1 and 2 related to Business Pursuits and Biddings
Initiate the standardization of Cost Plan Formats for Business Development and Project Related Document.
Preparation of Financial Contract Documents in relation with the Contract In Use. (Post Nego and Pre-engagement of Contractors).
On Projects:
Review of Sub-Contractor BoM or BoQ.
Negotiate the best value cost for projects and sub-contracting.
Cash Flow Projections
Project Financial Statements
Billing Evaluations, Interim Certifications and recoupment of DP and Retentions
Final Account
Closure of Project Financials (Internal with Finance Team).
