Sosa JB Property Management Corp. is looking for Building Engineer. The candidate must be Bachelor's/College Degree in Electrical / Civil Engineer. The location is within Metro Manila. Working hours will be from Monday -Thursday 8:30AM- 6:30PM & Friday 8:30AM-5:30PM. You must have at least 2 to 4 years experience in building operations, engineering, and equipment and systems maintenance.
Rate: Php 30,000.00 Basic Pay with HMO, OT Pay & Government mandatory benefits.
Tasks and Responsibilities
Establish engineering standard baseline:
Overall Transition Engineer Activities for Start-up Projects:
1. Gather As-Built Plans of common facilities and individual units, Technical permits, fire & earthquake evacuation plan, Emergency Response Plan, Security Plan and preparation of Property Organizational Chart.
2. Gather Equipment Manuals & Warranties, Testing and Commissioning Reports Preparation of Equipment 201 files.
4. Conduct Technical Audit of Building Equipment & Facilities, Common areas/equipment: Landscape, visible physical features and structures of common facilities.
5. Witness the equipment functionality test, and provision of equipment preventive maintenance checklists.
6. Inventory of property equipment, technical supplies, furniture & fixtures, technical tools, and keys.
7. Creation of 52 Weeks Preventive Maintenance Program.
8. Discuss the pending and ongoing projects (if any) and Energy Conservation Program with the Team and the Client.
9. Implementation of Basic Guidelines and Best Practices for Engineering and Maintenance in Project Site.
10. Ensure that all checklists are properly signed and acknowledged by the outgoing and incoming engineering staff.

Ability to handle multiple projects and make decisions.
With knowledge in maintenance of all building system. Has knowledge and understanding of blueprints.
Has Certificate of Completion of Engineering and Technical Training, Building Operations and Maintenance Training.
Dependable with value for high work ethics, strong communication skills and customer service.
With good moral character and should be available on call 24/7.
Must have knowledge in maintenance of Mechanical, Electrical, Plumbing, and Fire Detection and Prevention Systems, and civil/architectural works
Basic Management: Planning, Organizing, Controlling, and Directing.
