Job Responsibilities:
Prepares PRS Form for payment requests from supplier/s gives to accounting for payment, sends deposit slip to supplier/s once paid
Monitors completion of building construction, maintenance, and repairs
Assists with the requirements for various building permits as requested by the construction contractor as well as down payments for construction projects
Monitors building insurance payments, real property tax payments, utility payments and makes sure they are up to date
Updates list of all properties in Luzon and Mindanao
Advertises, fills property vacancies and keeps rental at optimum capacity
Contact person, screens and qualifies possible tenants, and schedules ocular visits
Creates and updates leasing prospectus and rental proposals and statements, building rules and regulations
Researches the prevailing market price for areas for rent calculates overhead costs, depreciation, taxes, and profit goals (feasibility studies)
Collects security deposits and advance payments from new tenants as well as rent from current tenants and facilitates giving back of security deposit to tenant/s upon move out
Coordinates with accounting for the preparation and distribution of monthly statements and ensures timely rental payments
Files and safely keeps original documents of Titles, Lot Plans, Contracts of Lease and Building Insurance Policies; point person if these documents are needed
