Prepares and coordinates schedule of various repair and maintenance activities of all SMDC offices, showrooms and mockup units. Prepares terms of reference for the various repairs and maintenance of service providers/contractors of SMDC offices, showrooms and mockup units. Reports directly to Senior Corporate Technical Operations Manager of offices and showrooms operations. Knowledgeable in AutoCad plan preparation. Detailed Duties Detailed Duties DUTIES AND RESPONSIBILITIES 1. Ensures that necessary administrative and contractual/technical services are adequately provided: a. Prepare a regular maintenance program for Landscape Maintenance, Aircon Cleaning and Maintenance, Upholstery Cleaning, Pest Control, Carpet Shampoo and Vacuum, Generator & Elevator maintenance etc. for all SMDC Showrooms, Booths and Site/Sales Offices. b. Coordinate with Purchasing Dept. for the evaluation and awarding of service contracts to accredited suppliers/service providers. 2. Ensures all equipment in the showrooms are maintained through proper in-house preventive maintenance programs, minor repairs, or out-sourced services to prevent breakdowns and business disruptions 3. Ensures that janitors, security guards and other service contractors are aware of, and are performing their responsibilities consistent with the company policies and procedures, and the service agreement provisions and requirements. 4. Monitors and schedules the implementation of the Showrooms and Booths Regular & Site/Sales Offices Maintenance program/s. 5. Responsible for the punch listing of completed Showrooms, Booths and Site/Sales Offices. 6. Ensures that punch listed items are satisfactorily completed prior to acceptance of the Showrooms, Booths and Site/Sales Office/s. 7. Conducts regular showroom inspection to determine items which need immediate repair or replacement. 8. Investigates incident reports of damage or loss to showroom building or equipment and initiates required repair in coordination with all concerned groups. 9. Coordinates, provides and monitors insurance applications for recovery of damaged Showrooms & Booths equipment/appliances etc. 10. Provides estimates and specifies materials to be used for repairs and prepare necessary requisitions. 11. Prepares Investigation Report to document technical recommendation for reported damage/loss to showroom building or equipment. 12. Coordinates with Mall Building Administrators/Engineers for technical concerns and repairs. 13. Creates work schedule for Handymen/Technical Assistants by determining work load and work priority. 14. Monitors and evaluates repairs done by Handymen/Technical Assistants and contractors. 15. Prepares standard parameters to monitor and measure quality of service delivered by contractors and handymen. 16. Checks and reviews the Daily Time Report (DTR) of security guards and utility personnel assigned in Showrooms, Booths and Site/Sales Offices. 17. Monitors stock levels of cleaning and pantry supplies inside Showrooms through the Site Admin. Assistants and coordinates with Asset and Supplies Management for delivery of required supplies. 18. Prepares Technical Accomplishment Report on a weekly basis 19. Prepares status update report for repairs and maintenance on a monthly basis. 20. Monitors, records and evaluates operating variables such as utilities charges, electric and water meter readings, air-conditioning, service contractors' coverage and recommends budget re-alignments, if necessary, to finance showrooms and booths operations and maintenance requirements. Professional Eligibility Professional License Eligibility (Licensed Electrical Engineer) (Licensed Mechanical Engineer) (Licensed Civil Engineer) Skills Skills Must be focused, driven, team player. Can work under pressure and results-oriented. With acceptable oral and written communication skills. With good presentation and facilitation skills computer literate (including AutoCad drawings). Education Education Must be a graduate of Engineering or Architecture or its equivalent from a reputable college or university. BS Electrical Engineering Graduate OR (Licensed Electrical Engineer) BS Mechanical Engineering Graduate OR (Licensed Mechanical Engineer) BS Civil Engineering Graduate OR (Licensed Civil Engineer) Experience Experience Preferably with at least 3 years in Showrooms, Offices and Mockup units maintenance and operations. Responsibility Showrooms Technical Asst. Manager Responsibility The Showrooms Technical Asst. Manager's responsibility is to ensure that all SMDC Showrooms & Booths are clean, presentable and maintained in the highest standards to encourage prospective buyers. He/she shall ensure sufficient regular cleaning supplies and other operating consumables (i.e. lights) are maintained. This position shall also be responsible to recommend and implement all repair and maintenance activities of the SMDC Showrooms, Booths and Site/Sales Offices' building, surrounding landscape (if applicable) and contents. This include but is not limited to electrical, plumbing, carpentry, air-conditioning repairs as well as cleaning, pest control and preventive maintenance activities.
