Operates and maintains facilities equipment and machineries- Electrical System and Building Maintenance (e.g., Medium and Low Voltage Switchgear, Generator, UPS, Distribution and Lighting Panels, etc.). Provide service to production for utilities installation/ requirement.
This exciting role offers opportunity to:
· Plan and schedule construction, repair and maintenance of all common areas; supervises and manages preventive maintenance program. Maintains equipment repairs and system repair schedules/ records,
· Completes general repairs, construction projects, and various maintenance repair requests. Adjusts, maintains and makes minor repairs to HVAC equipment and other electronic control devices on building management/ automation systems. Troubleshoot and diagnose equipment repairs,
· Supervises contractual services which includes identifying work projects and repairs needed, assigning/ prioritizing daily work orders, and reviews and inspects work completed to meet standards. Performs routine performance evaluation of contractual services/ third- party contractors,
· Prepare requests for purchase, or contractual services. Contact vendors to request cost estimates for parts and/ or services. Compares cost of completed jobs with original cost estimates and reviews work performed for approval of invoices,
· Conduct regular facilities walk for adherence to environmental/safety, sanitary and security regulations. Provides direction for corrective action to ensure all work areas are maintained to meet Eaton safety standard,
· Completes annual reports for critical facilities and maintenance projects, and other related reports. Complete annual training certification as required,
· Contributes to preparation of project justifications and scope of work for construction, tool hook-up or renovation projects,
· Supervise all in-house and sub-contracted projects: Civil, mechanical, electrical and plumbing requirements,
· Respond to emergencies while fulfilling the rotational on-call schedule.
· Compliance on planned preventive maintenance schedule.
· Cost reduction program - 10% cut on electricity cost and 5% on water bill.
· Revenue improvement - budgeting and cost control.
· Project management - schedule and effort/ cost variance.
· Vendor bid analysis - cost estimate vs. construction/ design bid.
Requirement:
· Licensed Electrical Engineer
· At least 3 to 5 years of working experience in related field
· Experiences with occupancy-based Building Management System
· Principles and practices of facilities maintenance as they relate to design, construction, operation and maintenance of Mechanical and Electrical machineries/ equipment,
· Interpret drawings and blueprints for mechanical, electrical and general facilities operating systems,
· Exercise appropriate judgment in answering questions and releasing information; analyze and project consequences of decisions and/or recommendations,
· Basic computer skills to input, retrieve, view and print information from facilities/building management and maintenance tracking systems.
