In the capacity of API's Research Coordinator, this individual takes on the crucial role of supporting API's Property and Research Team. Their primary responsibilities encompass thorough research, insightful investigation, and the extraction of valuable property, area, and market information. They adeptly translate their findings into compelling sales documents for client presentations and contribute to content creation that fuels dynamic marketing initiatives. Beyond this, they excel in coordinating communications and events designed to generate leads and, ultimately, boost sales. This multifaceted role plays an integral part in optimising the efficiency of the sales team and director, resulting in tangible increases in revenue.
To be successful in the role of API's Research Coordinator, the following key skills are essential: 
Writing & Editing - 
Proficient in writing clear, concise, and compelling content for sales documents (property reports, investment proposals), marketing materials and client communications. 
Ability to create marketing materials and content that effectively showcase property offerings and API's unique value proposition.
Strong editing skills to ensure accuracy and enhance overall quality of documents and communications. 
Attention to detail - incl. precision in handling documentation, contracts, and other important paperwork to avoid errors.
 
Research & Investigation -
Conduct thorough research on various properties and regions of Australia, extracting valuable insights to support sales presentation documents and initiatives,
Proficient in conducting in-depth research on market trends, area research, economic and population trends, and regional planning based on the API research template and methodology.
Capability to conduct thorough market research on properties, neighbourhoods, councils, and regional plans. 
Ability to gather and synthesise data from various sources to support decision-making.
Analytical skills to interpret data and draw meaningful insights for clients.
 
Real Estate Knowledge - 
Understanding of the Australian property market, including trends, regulations, and local market dynamics.
Familiarity with property investment strategies and financial models.
Stay informed and updated on current trends and developments in the property market.
Tech Savvy - 
Familiarity with relevant tools and technologies to obtain and present information.
Ability to utilise AI, websites, and tools to assess locations and property opportunities.
Communication Skills - 
Excellent verbal and written communication skills to interact effectively with clients, team members, and other stakeholders.
Ability to articulate complex real estate concepts in a clear and understandable manner.
Administrative & Multi-tasking - 
Manage basic database tasks to ensure organisational efficiency.
Capacity to handle multiple responsibilities, timelines, and co-ordinate resources concurrently in a fast-paced environment.
Proficient in using office software (e.g., Microsoft Office suite) for documentation, data entry, and report generation.
Organizational skills to manage schedules, appointments, and follow-up activities.
Ability to map out tasks and priorities but to also attend to urgent deadlines.
 
Attention to detail - 
Precision in writing and editing documentation, content, and other important communications to avoid errors and ensure accuracy of information.
Develop and maintain brand guidelines to ensure a cohesive and recognisable brand.

Proficient utilisation of API systems and processes is imperative. This includes adherence to quality assurance benchmarks, adept use of GDrive and file management, following brand and office protocols, ensuring privacy, safeguarding intellectual property, and consistently upholding professional and ethical standards as a representative of our company.
 
Required for this role include:
Experience working in 'Australian Real Estate' would be a bonus (not mandatory)
3years+ experience working for a property company or professional services company,
Proven experience in writing, editing, and sales content creation, with a strong eye for detail, 
Familiarity with property research and market trends,
Excellent communicator - both oral and written communication skills,
Microsoft Office (outlook, word, PowerPoint) - bonus if you know Mailchimp & Zoho,
Highly organised to multi-task and manage projects with urgent deadlines,
Adaptable - looks for solutions to improve output, quality, and effectiveness.
Embraces learning, change and new technologies to improve our process, brand, and business,
Demonstrated ability to work as part of a team as well as the capacity to complete tasks independently and with minimal supervision and direction,
Must show integrity in their work and uphold the company's reputation for quality.
By possessing these key skills, the Research Coordinator will play a pivotal role in driving efficiency, supporting the sales team, and contributing to the overall success of achieving API's goals and objectives.
Type of position - Part time (5-days 9am - 1pm / week) with the potential to increase to full time as the role requires
Work time zone - Sydney, Australia EST time business hours are 9am to 5pm.  
Proposed salary - 19,500php to 22,500php (pro-rata) and opportunities to grow within the company.
