Join Our TeamYou will be joining a dynamic and fast-growing property development company specializing in small to medium-scale residential new builds and conversion projects. In this role, you will be responsible for reviewing construction plans, preparing detailed quantity take-offs and cost estimates, and developing accurate project budgets. You will also lead negotiations with contractors and vendors while fostering strong relationships with site managers and third-party stakeholders. As a Quantity Surveyor, you will play a key role in managing project costs, monitoring schedules, and ensuring the timely and successful delivery of construction projects. This position demands a structured and detail-oriented approach, along with strong interpersonal and communication skills to effectively coordinate between multiple project stakeholders.Reports to : Head of the Construction TeamKey Responsibilities:
Review construction drawings and specifications to prepare detailed quantity take-offs and material requirements.
Prepare pre-construction documentation, including project budget, schedules, procurement plans, contracts, and other essential documents prior to project commencement.
Collaborate closely with site managers, contractors, and subcontractors to ensure smooth and efficient project execution.
Manage and monitor two projects simultaneously, providing regular progress and status reports to stakeholders.
Oversee material sourcing and procurement processes, including vendor coordination, negotiation, and cost analysis.
Manage utility applications and liaise directly with utility providers for new service connections, system upgrades, and regulatory compliance.
Ensure compliance with Health and Safety regulations and promote safe working practices on site.
Prepare feasibility and cost analyses to support development financing and coordinate with the finance team during project fund drawdowns.
Provide cost-effective recommendations and identify opportunities for process or design improvements to enhance project performance.
Build and maintain strong professional relationships with clients, consultants, contractors, and suppliers.
RequirementsQualifications:
Bachelor's Degree in Quantity Surveying, Construction Management, Engineering, or a related discipline.
Minimum of 5 years' experience in quantity surveying, cost estimation, and project management.
Strong ability to interpret and analyze architectural and engineering drawings.
Excellent communication, negotiation, and interpersonal skills.
Proficient in cost estimating software and Microsoft Office applications.
Familiarity with UK building regulations, standards, and codes of practice is an advantage.
