Job Responsibilities:
- Application Processing
- Sending approval to applicants and drawing up new lease
- New tenancy processing
- adding into property tree
- smoke alarm work order
- contacts in iCloud & lease renewal alert
- New/take over management & Form 6 processing
- Sending lease renewals to tenants through Docusign
- Processing lease renewals
- updating property tree
- smoke alarm work order
- sending copies to tenants and landlords
- Invoicing landlords through property tree - Invoice Genius
- Routine Inspections
- entry notices, Realworks, calendar
- Landlord anniversary hampers
- Write up entry condition reports to inspect live
- Advertising properties - charge landlords advertising
- Lodge bonds/bond top ups with RTA online - if required
- Pool Safety Compliancy
- CMA for properties with lease renewals- added value to owners - always try to do this but 9 times out of ten don't
- Build data base of potential landlords - data mine preparation for prospecting- even cold calling further down the track depending on their english
- Rent arrears notifications water and invoices
- Send vacate docs when require
- Prepare break lease invoices
- Communications with rental enquiry for realestate.com.au - if required maybe book times and update my calendar further down the track
- Also they may be able to assist with making videos on our marketing with the still photos - don't know if this is something you should consider-
