PROPERTY MANAGEMENT RESPONSIBILITIES
Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes and profit goals
Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units
Contracts with tenants by negotiating leases; collecting security deposit
Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action
Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and garbage removal services.
Maintains building systems by contracting for maintenance services; supervising repairs
Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies
Enforces occupancy policies and procedures by confronting violators
Prepares report by collecting, analyzing and summarizing data and trends
Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations
Accomplishes organization goals by accepting ownership for accomplishing new and different requests; axploring opportunities to add value to job accomplishments
FLEET MANAGEMENT RESPONSIBILITIES
Decide the vehicles to be purchased and how they are to be equipped to best suit based on company's need
Oversee the sale and/or auction of used vehicles as at when due- ensure that the used vehicles are re-sold at the highest possible price in a bid to recoup funds back for the company
Sets up scheduling programs with service centers that will help to maintain the vehicles' operational abilities, prolonging the vehicle's service life and ensure the safety of vehicles and drivers
Uses Tracking devices to monitor the driving patterns of drivers, such as over-speeding, excessive application of brakes and driving outside of allowed areas
Involved creating and managing fleet policies and/or procedures with HR department, which include assigning of vehicles to drivers and managing accident reports
Regular reporting of expenses and performances of the fleet to the management of the company.
Draw up budget for the company's fleet management department and present to management for further analysis and approval
Ensure compliance of the company with government regulations that have to do with the transportation industry
Make sure that all vehicles are properly registered; carry out inspection on regular basis
Monitor fuel purchases by administering fuel cards for all vehicles to their respective drivers. This is done in order to regulate costs/expenses
Qualifications:
A minimum of 3 year(s) of working experience is required.
Candidates must be a Bachelor's / College Degree holder in Engineering(Electrical/Electronic); Engineering(Mechanical) or similar fields.
Has thorough knowledge and experience in general maintenance (electrical, HVAC & Construction)
Experience and knowledge in motor vehicle (MV) fleet maintenance; ensure all company motor vehicle fleet are in optimum condition, serviced regularly and well maintained.
Strong planning and organizational skills, with the ability to prioritize effectively; ensure all properties operate smoothly, maintained their appearance and/or increase its value.
