PROPERTY APPRAISER
REPORTS TO: Appraisal Department Manager
LOCATION: CEBU Office: 5TH Floor, ML Building, B. Benedicto Street North Reclamation Area Cebu City
DEPARTMENT: Appraisal Department
DIVISION: ML Loans Division
KEY RESPONSIBILITIES:
Responsible for the evaluation of home/property collateral offered to Lhuillier to secure a loan, dacion, foreclosure, title verification and annotation
Conduct actual ocular inspection, valuation and appraisal of asset / property
Verify land title(s) with Registry of Deeds, secure copies of Tax Declaration(s) and Tax Ma, verify real estate tax payments, secure copy of the approved survey plan from the LRA or Land Management Bureau of the DENR
Provide the accurate location of the property under ML appraisal and ensure its acceptability based on the ocular - appraisal result that has been aligned with the ML policy with the actual values of fairness and competitiveness thru the thorough analysis of the local comparative data
Prepare ML Property Appraisal Report within the prescribed TAT aligned with the ML regulated standard
Conduct technical and market analyses of the asset/property
Provide excellent ML customer service and continue in building relationships with business relationships with ML colleagues
Perform other functions interrelated to the department and assigned by the Loans Division
QUALIFICATIONS:
Licensed Real Estate Appraiser
Bachelor's degree in Engineering or Finance - related degree
Ability to read / interpret building floor plans and bills of materials, understand the cartesian coordinate system
Good verbal and written communication skills
Possess good critical thinking and ability to professionally interact with all ML personnel
COMPENSATION: 30,000.00 - 35,000.00 (basic)
