ROLE AND RESPONSIBILITIES
OVERALL ROLE
In charge of Mechanical, Electrical, Instrumentation, Fire Protection, Security Services, Plumbing, Carpentry, maintenance, repair and troubleshooting
To support the achievement of Client's continuous BPO operations by ensuring availability of critical support utilities and needed facilities.
In the repair and maintenance Client owned equipment and leased areas, in accordance to Client and JLL standards, policies and procedures, manufacturer's recommendation as well as government regulatory requirements.
MAJOR RESPONSIBILITIES
Maintains all the pieces of Client owned equipment and machinery within the site. Performs maintenance approach to all mechanical, electrical, instrumentation, fire protection, security services, carpentry, plumbing, etc. of client owned equipment and leased spaces. He will monitor Client's Vendor(s) and validate preventive and corrective maintenance works rendered on his assigned areas.
Conducts routine checks using the condition-based monitoring to all mechanical, electrical, instrumentation, fire protection, security services, carpentry, plumbing, etc. of client owned equipment and leased spaces.
Whenever necessary with prior authorization provided by Client representative, he will execute breakdown and corrective activities on Client owned equipment and machinery while waiting for Client Vendor to arrive.
Records and enters accurately into the computerized maintenance management system (E-Fit) the daily maintenance data and completes all the necessary maintenance forms and log sheets. Interprets the results and defines and executes corrective action if needed.
Gathers and records of building utilities on Client leased spaces - electricity and water readings. Reports any discrepancies or sub-standard conditions observed to Maintenance Lead, FO or AFM.
Assists in establishing spare parts & maintenance consumables stocking levels and review. Fabricates, modifies or repairs required parts as necessary.
Monitoring and helping improve key performance indicators. He will impart technical knowledge and learning via on the job or off the job training to the team.
Operates Client owned equipment and machinery whenever applicable e.g. UPS, PACU, FSS, Climate control ACUs, etc. Conducts analyses and troubleshoots operational problems related to mechanical, electrical, instrumentation, fire protection, security services, carpentry, plumbing, etc.
Executes environment, health, safety and security (EHSS) policies and procedures. Maintains a superior working environment especially in the areas of facilities maintenance, good housekeeping, hygiene and sanitation.
Performs technical requests (via SNOW or other means of communication) from the Client.
Communicates regularly to superiors & co-MSTs during shift turn over about routine inspection/ check results, planned preventive maintenance, scheduled corrective and other operational and maintenance issues.
Participate and supports Water and Energy conservation initiatives of the Client. Implements cost reduction and continuous improvement programs. Proposes /works with stakeholders to come up with a sound continuous improvement project.
Implements strictly Client and JLL work instructions and procedures and company policies.
Performs other related tasks as assigned by his superiors, when necessary.
CANDIDATE SPECIFICATION: KEY SELECTION CRITERIA
Ideal Experience
Minimum formal qualification in a technical field (Electrical and/or Mechanical)
At least 3 years of technical experience in building engineering and maintenance or equivalent preferred
Minimum Trade school graduate with NC II certification is an advantage
