GROUP PROPERTY MANAGER
 
Duties & Responsibilities:
 
A. Marketing/Unit Turnover
Supervise turnover for properties with on-going turnover activities
Assist Turnover Team with any administrative or technical needs at site most especially on the preparation of units
B. Tenants/Residents Relations
Received unresolved complaints from unit owner/tenants in the respective properties
Investigate and resolve complaints and concerns in a timely and efficient manner.
Remind assigned Property Manager to strictly and consistently Enforce House Rules Policies
Maintain good relationship and timely communications with unit owner/tenants
C. Maintenance
Supervise assigned Property Manager to monitor and complete maintenance and repairs on time and cost effectively.
Ensure security of Properties and maintain security devices
Supervise Implementation of Preventive Maintenance Programs
Ensure full functionality of the building machineries and equipment
Oversee capital improvement projects
D. Administrative
Assess the performance of all personnel staff and security personnel
Oversee the properties and ensure safety of all unit owner/tenants and all staff personnel.
Ensure compliance with relevant laws and regulations.
Collects Monthly Management Report to all properties and submit to respective Condo Corp. BODs
E. Accounting/Finance
Assist in developing/forecasting annual operating expense budget
Keep tracks of the building's annual income, expenses and financial transactions
Ensure that monthly bills are prepared and distributed to unit owner/s on time
Maintains high collection efficiency and develops collection efficiency procedures
F. Others
Compliance to Company Policies and other duties and responsibilities as required by the Management
