Job Description: Accountant
OverviewThe Accountant reports to the Finance Manager. Maintains and controls the General Ledger accounts and business transactions of the organization, applying the Generally Accepted Accounting Principles (GAAP) that includes analytical work and thorough review of financial records.General Duties
Assists in the development and implementation of goals, policies, priorities, and procedures relating to financial management, revenue collection, budget, expense management, accounting, and/or payroll.
Directs the installation and maintenance of accounting records to show receipts and expenditures.
Directs the maintenance of general and subsidiary ledgers, accounts receivable, revenue distribution, depreciation, cost, property, and operating expenses, and insurance records.
Directs and participates in cost analyses and rate studies.
Prepares statements and reports of estimated future costs and revenues.
Directs internal audits involving review of accounting and administrative controls.
Establishes system controls for new financial systems and develops procedures to improve existing systems.
Coordinates preparation of external audit materials and external financial reporting.
Reviews financial statements with management personnel.
Directs the installation and maintenance of new accounting, timekeeping, payroll, inventory, property, and other related procedures and controls.
Investigate cost reduction opportunities.
Read meters and calculate utility bill-backs to tenants.
Collect payment for escalation or for special work performed.
Perform all financial duties as required by specific leases, including collection of rents, default notifications, and the continued performance of Landlord services.
Reviews and approves accounts payable following business plan guideline and financial management procedures.
Assure that appropriate insurance requirements are in place for all properties.
Responsible for maintaining accuracy and completeness of the financial accounting system.
Coordinates with the Local Government Unit with regards to permits, taxes and licences, etc.
Requirements
Proven accounting experience
Bachelor of Science degree in Accounting (CPA passer not required)
Familiarity with bookkeeping and basic accounting procedures
Competency in MS Office, databases and accounting software
Accuracy and attention to detail
Aptitude for numbers
Well organized
Associate's degree or relevant certification is a plus
High level of interpersonal skills with demonstrated poise, tact and diplomacy
