JOB DESCRIPTION
Quality Assurance & Compliance Oversight (Construction to Developer Receiving Team)
Ensure quality, compliance, and completeness of outputs from the Project Management (Construction) team prior to turnover.
Validate workmanship and installation of common areas, building systems, utilities, and amenities during inspections.
Ensure required permits, certifications, and regulatory documents are in place before conveyance.
Completion Oversight for Horizontal and Vertical Projects
Confirm completion of all common areas, utilities, equipment, project documentation, licenses, permits, and regulatory requirements.
Assess readiness of projects for acceptance by the HOA / Condo Corp / Property Management team.
Coordinate with Construction/Project Management to close out deficiencies and incomplete works.
Conveyance Process Facilitation
Manage the full turnover process and documentation for completed projects.
Prepare inventories, acceptance documents, certifications, and turnover records.
Facilitate coordination between the Developer, HOA/Condo Corp officers, and Property Management during handover.
Warranty Oversight & Decision Support
Oversee evaluation and verification of warranty claims from owners and associations.
Recommend decisions for claims, including borderline or post-warranty cases.
Address disputes where owners contest whether an item is covered by warranty.
Oversight of Undeveloped or Unassigned Priland Assets
Monitor and manage lands or assets that are not yet developed or not yet turned over to Project Development or Construction.
Ensure proper safeguarding, documentation, and condition of idle or unassigned properties.
Oversight of Water Utility Systems (Temporary or Permanent)
Oversee operations, maintenance, and continuity of Priland-installed water distribution systems for projects still requiring them.
Coordinate preventive maintenance, troubleshooting, and emergency repairs.
Ensure proper turnover of utility systems with complete documentation and operational guidelines.
QUALIFICATIONS
Bachelor's degree in Real Estate Management, Business Administration, Management, Public Administration, Political Science, Architecture, Engineering, or any related course with strong administrative or coordination skills.
At least 3-5 years of experience in Property Management, Real Estate Development coordination, project close-out/turnover roles, or customer service/client relations involving technical or operational concerns.
Strong coordination, organizational, and documentation skills, with the ability to manage multiple projects and deadlines.
Good problem-solving and decision-making abilities, especially for warranty and turnover issues.
Strong written and verbal communication skills for engaging with HOAs, Condo Corps, property managers, and internal departments.
Competence in report preparation, project tracking, records management, and MS Office applications.
