Review design specifications of Architectural & MEPF and provide comments in consultation with the appropriate specialist consultant.
Coordinate with Project Manager with regards to construction actual deviation focusing on its effect on operation and maintenance.
Identify space and equipment needs for the operational elements of on-site management and outsourced service providers
Validating testing methodologies of contractors and OEM's prior to Testing and Commissioning
Review necessary initial handover stage of the project involving common areas and building equipment
Attend other necessary coordination meeting for building preparation as operations consultant
Review other design updates relative to Property Operation and Management.
Draft and recommend building policies, property management procedures and systems in administration and finance, property operations management, maintenance, safety (including emergency procedures) and security, housekeeping and grounds maintenance based on building requirements and industry best practices.
Preparation of transition plan and timelines
Preparation of Fit-Out-Guidelines
Preparation of Building House Rules
Set up of operational systems processes:
- Establishment of 52-Week preventive maintenance calendar and other pertinent maintenance procedures
- Prescription of other building policies and regulations
- Establishment of building forms and templates, emergency preparedness procedures, safety checklists and other relevant contact details.
OPERATIONS STAGE:
Twice a Month Meeting with Client's representative.
Submit monthly operations report and give recommendation on the result of the monthly operations report
Give recommendation on critical issues
Conduct Quarterly Operations Audit using JLL Scorecard
Provide strategic insight of the following:
- Property Management
- Administrative Management
- Tenancy Management
- Third Party Maintenance Staff Management
- Vendor Management
- Original Equipment Manufacturer Management
- Annual Operations Budget Preparation
- Building Life Cycle Maintenance
- Risk Identification and Management
